บทคัดย่อภาษาไทย

ดุษฎีนิพนธ์นี้มีวัตถุประสงค์เพื่อ 1. ศึกษาประสิทธิภาพการบริหารอาคารชุดในจังหวัดปทุมธานี 2. ศึกษาปัจจัยที่ส่งผลต่อการเพิ่มประสิทธิภาพการบริหารอาคารชุดในจังหวัดปทุมธานี 3. เสนอการประยุกต์หลักสาราณียธรรม 6 ในการเพิ่มประสิทธิภาพการบริหารอาคารชุดในจังหวัดปทุมธานี ดำเนินการตามระเบียบวิธีวิจัยแบบผสานวิธี โดยการวิจัยเชิงปริมาณเก็บรวบรวมข้อมูลจากกลุ่มตัวอย่างจำนวน 385 คน ใช้แบบสอบถามที่มีค่าความเชื่อมั่นทั้งฉบับเท่ากับ 0.885 การวิเคราะห์ข้อมูลโดยใช้ค่าความถี่ ค่าร้อยละ ค่าเฉลี่ย ส่วนเบี่ยงเบนมาตรฐานและการวิเคราะห์การถดถอยพหุคูณแบบขั้นตอน การวิจัยเชิงคุณภาพเป็นการศึกษาภาคสนามด้วยวิธีการสัมภาษณ์เชิงลึก จากผู้ให้ข้อมูลสำคัญ จำนวน 20 รูปหรือคน และการสนทนากลุ่มเฉพาะจำนวน 10 รูปหรือคน เพื่อยืนยันองค์ความรู้หลังจากการสังเคราะห์ข้อมูล

ผลการวิจัยพบว่า

1. ประสิทธิภาพการบริหารอาคารชุดในจังหวัดปทุมธานี โดยภาพรวมอยู่ในระดับมาก เมื่อพิจารณาเป็นรายด้านอยู่ในระดับมากทุกด้าน ประกอบด้วย 1) ด้านการประหยัดต้นทุนควบคุมค่าใช้จ่ายองค์กร 2) ด้านการใช้ทรัพยากรอย่างคุ้มค่า 3) ด้านการลดระยะเวลาการทำงาน 4) ด้านการทำงานเร่งด่วนเสร็จตามกำหนด 5) ด้านผลงานที่ได้มีคุณภาพ โดยมีการใช้จ่ายงบประมาณตรงกับปัญหาและความต้องการของผู้มาขอรับบริการ เกิดการใช้ทรัพยากรที่มีอยู่อย่างคุ้มค่าและเกิดประโยชน์สูงสุด มีการนำเทคโนโลยีการสื่อสารที่ทันสมัยมาใช้ในการให้บริการสาธารณะที่สะดวกและรวดเร็ว และมีการปรับเปลี่ยนไปตามเงื่อนไขที่เกิดขึ้นใหม่เพื่อให้การทำงานทุกอย่างนั้นสำเร็จและมีประสิทธิภาพ

2. ปัจจัยที่ส่งผลต่อประสิทธิภาพการบริหารอาคารชุดในจังหวัดปทุมธานี พบว่า การบริการสาธารณะสามารถอธิบายความผันแปรของประสิทธิภาพการบริหารอาคารชุดในจังหวัดปทุมธานีได้ร้อยละ 63.00 การบริหารอาคารชุดสามารถอธิบายความผันแปรของประสิทธิภาพการบริหารอาคารชุดในจังหวัดปทุมธานีได้ร้อยละ 43.60 และหลักสาราณียธรรม 6 สามารถอธิบายความผันแปรของประสิทธิภาพการบริหารอาคารชุดในจังหวัดปทุมธานีได้ร้อยละ 65.00   

3. การประยุกต์หลักสาราณียธรรม 6 ในการเพิ่มประสิทธิภาพการบริหารอาคารชุดในจังหวัดปทุมธานี มีลักษณะดังนี้ 1) ด้านเมตตากายกรรม (การกระทำดีต่อกัน) ได้แก่ บริหารงานด้วยความสมัครใจ มุ่งหวังในความสำเร็จและพัฒนางานอยู่เสมอ 2) เมตตาวจีกรรม (สื่อสารเข้าใจกัน) ได้แก่ เจ้าหน้าที่สำนักงานใช้วาจา คําพูดที่สุภาพ อ่อนโยนและน้ำเสียงที่ไพเราะชวนฟังบอกถึงความหวังดีต่อกัน 3) ด้านเมตตามโนกรรม (เคารพในความคิดผู้อื่น) ได้แก่ ตั้งจิตปรารถนาดีต่อเพื่อนบ้านอยู่เสมอ 4) ด้านสาธารณโภคี (การแบ่งปันกัน) ได้แก่ กระจายรายได้ที่เป็นธรรมและขจัดความเลื่อมล้ำมิให้ช่องว่างระหว่างชนชั้นระหว่างเพื่อนบ้านมากนัก 5) สีลสามัญญตา (รักษาระเบียบวินัย) ได้แก่ ไม่ทำตัวเป็นแกะดำในกลุ่มเพื่อนบ้านและเคารพกฎระเบียบที่ตกลงยอมรับกันระหว่างองค์กรกับเพื่อนบ้าน 6) ด้านทิฎฐิสามัญญตา (เชื่อมั่นในหลักการร่วมกัน) ได้แก่ ยอมรับนับถือความคิดเห็นของกันและกันระหว่างเพื่อนบ้าน

บทคัดย่อภาษาอังกฤษ

Objectives of this dissertation were: 1. To study the efficiency of condominium management in Pathum Thani Province. 2. To study factors affecting the increase in condominium management efficiency in Pathum Thani Province. 3. To proposes the application of Sāraṇīyadhamma 6 in increasing condominium management efficiency in Pathum Thani Province, conducted by the mixed research methods. The quantitative research collected data from 385 samples using a questionnaire with a total reliability value of 0.885, data analysis using frequency, percentage, mean, standard deviation, and stepwise multiple regression analysis. The qualitative research, data were collected by in-depth interviewing 20 key contributors and 10 participants in focus group discussion to confirm knowledge after data synthesis.

The results of the research were as follows:

1. Efficiency of condominium management in Pathum Thani Province Overall, it is at a high level. When considered individually, every aspect is at a high level, consisting of 1) saving costs and controlling organizational expenses 2) using resources efficiently 3) reducing work periods 4) completing urgent work as scheduled 5) results Quality work The budget is spent in accordance with the problems and needs of those requesting services. The use of existing resources is worthwhile and maximizes benefits. Modern communication technology is used to provide convenient and fast public services. and has been adjusted according to new conditions in order to make every work successful and efficient.

2. Factors affecting the efficiency of condominium management in Pathum Thani Province. It was found that public services can explain the variation in the efficiency of condominium management in Pathum Thani Province by 63.00%. Condominium management can explain the variation in the efficiency of condominium management in Pathum Thani Province. obtained 43.60 percent and Saraniyatham Principle 6 can explain the variation in the efficiency of condominium management in Pathum Thani Province at 65.00 percent.

3. Application of Sāraṇīyadhamma 6 in increasing condominium management efficiency in Pathum Thani Province looks like this 1) Metta Khammakaya (good deeds to each other), including voluntary administration Aim for success and always develop work. 2) Mettawajikarma (communication and understanding), i.e. office staff use verbal polite speech Gentle and beautiful voice that invites listening to tell of good wishes to each other. 3) Mercy, imagination (Respect for other people's opinions), ie always set good intentions for neighbors. 4) public health (Sharing) i.e. distributes income fairly and eliminates the disparity of class between neighbors. 5) Silasamanyata (discipline) i.e. not acting like a black sheep among neighbors and respecting the rules and regulations agreed upon between the organization and neighbors. 6) Ditthi Samanyata (Believe in common principles), namely accepting and respecting each other's opinions among neighbors.
