บทคัดย่อภาษาไทย

                    การศึกษาวิจัยนี้มีวัตถุประสงค์คือ 1.เพื่อศึกษาสภาพทั่วไปการบริหารจัดการนิติบุคคลหมู่บ้านจัดสรร อำเภอวังน้อย จังหวัดอยุธยา 2.เพื่อเปรียบเทียบความคิดเห็นของประชาชนที่มีต่อการบริหารจัดการนิติบุคคลหมู่บ้านจัดสรร อำเภอวังน้อย จังหวัดพระนครศรีอยุธยา จำแนกตามปัจจัยส่วนบุคคล 3.เพื่อศึกษาปัญหา อุปสรรค และข้อเสนอแนะการบริหารจัดการนิติบุคคลหมู่บ้านจัดสรร อำเภอวังน้อย จังหวัดพระนครศรีอยุธยา

                  ตามระเบียบวิธีวิจัยแบบผสานวิธี โดยเป็นการวิจัยเชิงปริมาณ ซึ่งใช้แบบสอบถามที่มีค่าความเชื่อมั่นทั้งฉบับเท่ากับ 0.940 จากกลุ่มตัวอย่างที่ใช้ในการวิจัย คือ ประชาชนที่อาศัยอยู่ในหมู่บ้านจัดสรรที่จดทะเบียนเป็นนิติบุคคลหมู่บ้านจัดสรร ตำบลพยอม อำเภอวังน้อย จังหวัดพระนครศรีอยุธยา จำนวน 367 คน จากประชากรทั้งหมด 4,414 คน วิเคราะห์ข้อมูลโดยหาความถี่ ค่าร้อยละ ค่าเฉลี่ย และค่าเบี่ยงเบนมาตรฐาน การทดสอบค่าที และการทดสอบค่าเอฟ ด้วยวิธีการวิเคราะห์ความแปรปรวนทางเดียว ในกรณีตัวแปรต้นตั้งแต่ 2 กลุ่มขึ้นไป เมื่อพบว่ามีความแตกต่างจะทำการเปรียบเทียบความแตกต่างค่าเฉลี่ยเป็นรายคู่ด้วยวิธีผลต่างนัยสำคัญน้อยที่สุด และการวิจัยเชิงคุณภาพ โดยวิธีสัมภาษณ์เชิงลึกกับผู้ให้ข้อมูลสำคัญ จำนวน 12 คนแบบตัวต่อตัว วิเคราะห์ข้อมูลโดยการวิเคราะห์เนื้อหาเชิงพรรณนา

                  ผลการวิจัยพบว่า

                  1. การบริหารจัดการนิติบุคคลหมู่บ้านจัดสรร อำเภอวังน้อย จังหวัดพระนครศรีอยุธยา โดยภาพรวมอยู่ในระดับมาก (x̅ = 3.93, S.D. =0.242)เมื่อจำแนกเป็นรายด้านพบว่า 1.ด้านการบริหารงานสำนักงาน(x̅ = 4.08, S.D. = 0.406) 2. ด้านการดูแลสิ่งแวดล้อมในหมู่บ้าน(x̅  4.041, S.D. = 0.396) 3. ด้านการซ่อมบำรุงและบริการด้านสาธารณูปโภคส่วนกลาง(x̅ = 4.02, S.D. = 0.341) 4. ด้านการให้ความรู้ ข้อมูล และการติดต่อสื่อสาร (x̅  = 3.97, S.D. = 0.407) 5.ด้านการจัดกิจกรรมและประเภทของกิจกรรม(x̅ = 3.93, S.D. = 0.363) 6. ด้านการจัดเก็บรายได้(x̅ = 3.52, S.D. = 0.649)ทุกด้านอยู่ในระดับมาก

                   2. ผลการเปรียบเทียบการบริหารจัดการนิติบุคคลหมู่บ้านจัดสรร อำเภอวังน้อย จังหวัดพระนครศรีอยุธยา โดยจำแนกตามปัจจัยส่วนบุคคล พบว่า ประชาชนที่มีเพศ อายุ ระดับการศึกษา รายได้ และระยะเวลาพักอาศัย แตกต่างกัน มีความคิดเห็นโดยภาพรวมไม่แตกต่างกัน จึงปฏิเสธสมมติฐานที่ตั้งไว้

                 3. ปัญหา อุปสรรค เกี่ยวกับการบริหารจัดการหมู่บ้านจัดสรร อำเภอวังน้อย จังหวัดพระนครศรีอยุธยาคือ ผู้พักอาศัยบางส่วนไม่จ่ายค่าส่วนกลางตามเวลา ทำให้การบริหารจัดการเป็นไปด้วยความยากลำบากไม่ช่วยกันดูแลทรัพย์สินส่วนกลางส่งเสียงดังรบกวนผู้อื่นทำผิดระเบียบข้อบังคับ ไม่เคารพสิทธิของผู้อื่น มีต่อเติมที่อยู่อาศัยอย่างผิดระเบียบ ขัดกับกฎหมายมีการบุกรุกพื้นที่ส่วนกลางการเลี้ยงสุนัขอย่างไม่ดูแลปล่อยถ่ายมูลบนถนนคณะกรรมการไม่แจ้งยอดบัญชีกลางให้คนในชุมชนได้มีส่วนร่วมในการรับทราบข้อมูลและข้อเสนอแนะเกี่ยวกับการบริหารจัดการหมู่บ้านจัดสรร อำเภอวังน้อย จังหวัดพระนครศรีอยุธยาคือ ทุกคนควรมีส่วนร่วมต้องเสียสละทั้งจากผู้อยู่อาศัยและคณะกรรมการควรยึดข้อบังคับเป็นหลักในการบริหารจัดการ ซึ่งข้อบังคับเปรียบได้กับกฎหมายที่ผู้เข้ามาบริหารจะต้องยึดถือผู้อาศัยควรให้ความร่วมมือในการจ่ายเงินค่าส่วนกลาง และคณะกรรมการร่วมปรึกษาหาแนวทางในการจูงใจให้ผู้พักอาศัยจ่ายค่าส่วนกลางในการต่อเติมที่พักอาศัยควรขออนุญาตและปฏิบัติตามระเบียบข้อตกลงที่ได้ลงมติร่วมกันควรพักอาศัยร่วมกันโดยเคารพสิทธิ และเกรงใจผู้อื่นช่วยกันรักษา และดูแลทรัพย์สินส่วนกลางดูแลสุนัขที่ตนเลี้ยงให้ดี ไม่ปล่อยไปรบกวนบ้านอื่น รวมถึงการปล่อยถ่ายมูลและคณะกรรมการแจ้งยอดบัญชีกลางให้คนในชุมชนได้รับรู้ รับทราบมีส่วนร่วมในการบริหารจัดการ              

บทคัดย่อภาษาอังกฤษ

The purpose of this research is to study the general condition of the village housing estate management organization in Wang Noi District, Ayutthaya Province. 2. Implemented according to the methodology of integrated research methods By being a quantitative research Which uses the questionnaire with the whole confidence value equal to 0.97 from the sample group used in the research is the population that lives in the housing estate registered as a juristic person housing the village of PhayomSubdistrict, Wang Noi District, PhraNakhon Si Ayutthaya Province. 4,414 people analyzed by looking at frequency, percentage, mean and standard deviation T-test And testing the F value With one-way analysis of variance In the case of two or more early variables, when there is a difference, the comparison of the mean difference is paired by the least significant difference method. And qualitative research by in-depth interview method with 12 key informants, one-on-one, data analysis by descriptive content analysis.

Findings of this research were as follows:
